Water heaters
No hot water is usually one of four things, and two of them you can check before we come out. Leaking from the tank body is the one that is not a repair.
01
What brings people to us
- No hot water at any tap
- Hot water runs out much faster than it used to
- Water pooling around the base of the tank
- Tankless unit flashing a fault code
- Hot water that runs cold then hot again on a tankless unit
02
What we actually check
- Breaker and tank reset button on electric units
- Whether the boiler is running on oil or propane indirect tanks
- Element condition and sediment load
- Scale build-up on tankless heat exchangers
- Whether the leak is a fitting or the tank body itself
Leaking from the tank body
Water coming from the body of the tank rather than a fitting usually means replacement, not a patch. Shut off the supply and the power or fuel to the unit and open a ticket. On a tankless unit, photograph the fault code on the display before you reset it. That code is often the whole diagnosis.
Typical ranges
- Tank flush and element checkfrom $149
- Tankless annual descalefrom $219
- 40 to 50 gallon electric tank, installed$1,800 to $2,400depends on access and code updates
Final pricing after diagnosis. We quote parts and labour before proceeding on anything beyond the service call.
